5 suggestions and a bonus.


 With today’s market selling a property seems to be easier than ever. Low inventory and high demand are driving the market. But, how do you set your property apart from the rest from the moment the potential buyer pulls up in front of your property? 

Why is curb appeal important? Most buyers, unless they are driving up & down the streets looking for “For Sale” signs, are finding the properties online. You need to make it “POP” in pictures to catch the buyers as they swipe through the properties, regardless of what site they are using.

Here we will go over a few items that seem like no brainers, but sellers tend to not think about or feel is not needed. Below I will briefly go over 4 things property owners can do to draw attention to their property whether they are selling or not.

#1. Mow the lawn. This is one of those well duh.. But you’ll be surprised how many sellers once they list their property, especially if they don’t live at the property, let the lawn go. Mowing the lawn shows that someone cares about the property even if it is only for the purpose of selling it.  Also, depending on if the property falls under a HOA, it will keep the HOA of the seller’s back. Also don’t forget to water. You don’t want the yard to feel like an afterthought.

#2. Painting the front door. If you have a front door that gets lost in the background of the house, adding a bit of color to the door can make the property stand out. It gives the property personality.

#3. Trim the shrubs & bushes. If the bushes & shrubs are overgrown and hide the property then that’s all potential buyers see. Trimming them down opens the property and shows the property off and not the work to be done to retake the property back from nature. 

#4. Add/replace numbers. This may seem pointless since the property already has numbers. Lots of address numbers get lost or hard to see for they are painted on and get weathered. Repainting the numbers or replacing them with new numbers will help the property “POP” and make it easier for potential buyers to be sure they are at the right property. Yes the “For Sale” sign would be a dead give away.

#5. Porch decor. If you have a porch or front deck, give it some love too. Give it purpose. Have some outdoor chairs for a seating area. Add some outdoor pillows with some color to draw the eye in. Adding some outdoor furniture and color gives it a purpose and helps show potential buyers the potential for the area. 

The bonus. With all the work that is put into the front curb appeal, don’t forget the backyard. Depending on the potential buyer's needs & wants, the backyard can be just as important if not more so. If you have dogs, then make sure it is cleaned up before showings. Like the front yard mow & water it. If you have a back deck, spruce it up and make any repairs to it. Again the intent is to show buyers the potential, not the work needed to fix it.

Bonus X2. Ok, I know I said only one bonus… During the winter months, if you are in a location that gets snow, then make sure you have the sidewalks and driveways cleared of snow. Potential buyers don’t want to trek through the snow to get to the property. Also, you don’t want the snow brought into the property.
